The US hotel market
A soft 2025, a stronger 2026, and more of the guest journey in other hands.
US hotels averaged 62.3% occupancy in 2025 at an average daily rate of $160.54, and occupancy and RevPAR both fell for the first full year since 2020[2]. 2026 has gone better. Hotels sold a record number of room nights in the first half, and CoStar and Tourism Economics now forecast RevPAR growth of 4.4% for the year, helped by the FIFA World Cup and America250[3].
The country has more than 64,000 lodging properties and about 5.7 million guest rooms, and more than 33,200 of those properties are small businesses[4]. About two-thirds of US hotels are affiliated with a brand[5]. Flagged or independent, the share of each booking you keep depends on how well your own website, Google listing and guest list compete with the OTAs.

Two OTA groups dominate, and commission adds up
Expedia and Booking together held about 93% of the US OTA leisure and unmanaged business market in 2021[7]. Commission typically runs 15–30% of the booking value, and effective rates climb higher once visibility programs are added[8]. Google's free booking links, by contrast, cost nothing per click[9], and they only work when your booking engine sends Google accurate, live rates.
Trip research is moving to AI
Among US travelers, the share using search engines to research trips fell from 51% in late 2024 to 36% in the second half of 2025, while the share using generative AI rose from 6% to 15%[6]. Google's AI Mode has passed one billion monthly users[10], and since August 27, 2026, US travelers can reserve hotel rooms inside it, with Booking.com, Expedia, Marriott, Hilton and IHG among the launch partners[11]. To be recommended next to them, an independent hotel needs accurate data, clear content and strong reviews.

US hotel demand has historically peaked in July, and weekend and weekday results work as a proxy for leisure and business travel[14]. Budgets follow your calendar, and we revise them each month as your booking pace comes in.

Every market has its own curve. A beach resort, an airport hotel and a downtown business hotel need different calendars, so we start from your pace reports and STR data.
Compliance built in
Total pricing, email and text rules handled before launch.
Since May 12, 2025, the FTC's fee rule has required hotels to show the total price, including mandatory charges such as resort fees, and to display it more prominently than other pricing[13]. That covers your ads, metasearch listings, landing pages and email offers as much as your booking engine. We check every place a rate appears, so mandatory fees never surprise a guest at checkout.
Guest data carries its own rules. Commercial email needs honest headers and subject lines, a physical postal address and an opt-out you honor within 10 business days[19]. Marketing texts sent with an autodialer need prior express written consent[20]. 19 states now have comprehensive privacy laws, with Indiana, Kentucky and Rhode Island taking effect on January 1, 2026[21]. Your attorney has the final word on legal questions, and we build the forms, lists and campaigns to follow their guidance.
