The UK hotel market
London runs full, the regions fight for rate, and new levies are arriving.
London hotels averaged 82.5% occupancy in 2025, 1.2 points up on 2024, with RevPAR up 1.5%. Regional UK closed the year with RevPAR of £79, up 1.9%[2]. The gap shows most clearly in rate: in the first quarter of 2026, London's ADR was £214.1 against £93.1 in the regions[3].
Overseas residents made 42.6 million visits to the UK in 2024 and spent £31.6 billion[4], and VisitBritain forecasts 44.2 million visits in 2026[5]. Most hotel guests are still British, though. Domestic travellers account for about 69% of check-ins, and around 80.5% of UK hotel stays last a single night[1]. Short stays mean more bookings to win for every room, and your Google listing and booking engine do much of that selling.

OTAs lead, and your own website comes third
For UK hotels, Booking.com and Expedia bring in the most revenue, with direct bookings next[1]. Across Europe, 51.3% of hotel bookings were direct in 2025, while OTAs accounted for 29.9% of overnights[6]. With OTAs typically charging 15–30% commission on each booking[7], every guest who books on your own site instead keeps that margin in the business.
British guests are watching the price
In VisitBritain's July 2026 tracker, 40% of UK adults said they were more likely to choose a UK trip over one abroad, and the top reason, given by 57% of them, was that UK holidays are cheaper[8]. Clear prices, value packages and member rates on your own site give these guests a reason to book there.
Google still leads, and AI is joining it
In a ten-country Ipsos study for Google that included the UK, 53% of travellers said they regularly use Google Search for travel content[9]. More than one in five UK travellers were already using AI to plan trips in the first half of 2025[10], and Google's AI Overviews have more than 2 billion monthly users[11]. Bank holidays, school breaks and the weather shape UK demand. We set offers and budgets for each period and revisit them as bookings come in.

Rules built in
VAT, visitor levies and consent rules we build into your marketing.
Hotel accommodation is standard-rated for VAT[16], and the standard rate is 20%[17]. UKHospitality is campaigning for a lower rate for hospitality[18], so we keep price messages easy to update. Visitor levies add another line to the bill. Edinburgh's 5% levy applies to stays from 24 July 2026, for up to five nights[19]. Glasgow's 5% levy starts on 25 January 2027 and Aberdeen's 7% on 1 April 2027[20]. Welsh councils can charge £1.30 per person per night, or 75p in hostels and campsites, from April 2027 at the earliest[21]. In England, the government has announced powers for mayors to set an overnight levy as a percentage of the room price, with a bill to follow[22], and Manchester's accommodation BID has charged £1 per room per night since April 2023[23].
Guest data has rules of its own. Under UK GDPR, consent must be freely given, specific, informed and unambiguous, and pre-ticked boxes don't count[24]. PECR requires specific consent for marketing emails and texts, with a soft opt-in for existing customers who were given a clear chance to opt out[25]. The Data (Use and Access) Act 2025 raised maximum PECR fines to £17.5 million or 4% of turnover, and lets some low-risk cookies run without consent[26]. Legal sign-off stays with your solicitor, and our part is making sure every form, list and campaign reflects their advice.

Do you already work with UK hotels?

How does a team in India work with a hotel in the UK?

Can you cut what we pay Booking.com and Expedia?
We can't promise a figure, and we won't tell you to leave the OTAs, because for most UK hotels they bring in the most revenue. Do the new visitor levies change how we advertise?
They change what you need to show. If your hotel is in a city with a levy, guests should see it explained before they pay. We update rate displays, booking engine notes, OTA content and ad copy when a levy starts, and we track the English, Scottish and Welsh schemes so you aren't caught out by the next one.
Can we email past guests without asking for consent again?
Often, yes. The soft opt-in under PECR covers marketing similar services to people who have stayed with you, provided they were offered a clear way to opt out when you took their details and in every message since. Prospects, event enquiries and bought-in lists need specific consent. We audit your lists before the first send so nothing goes to people who never agreed to hear from you.
